How to compare off-plan projects

A practical way to turn brochures, floor plans and payment schedules into a clearer shortlist.

· 1 min read

Begin with a brief you can use consistently: your preferred communities, maximum starting budget, required bedrooms and approximate home size. A clear brief makes it easier to compare very different brochures.

Read the floor plan first

Check the arrangement of rooms, useful storage, circulation and outdoor space. Compare the stated area with the plan rather than relying on a single headline figure.

Keep payment details together

Record the booking amount, milestone percentages and proposed dates in one place. Ask for clarification where a payment date and a handover estimate are presented separately.

The schedule for one launch may differ from another by the same developer.

Confirm the source

Use the developer’s current project materials for commercial facts. Dubai Land Department’s official website provides property-information services, including Project Status Enquiry.

Make a considered shortlist

Choose a small number of projects to review in more detail. Keep unanswered questions visible, and confirm availability and the selected unit’s terms before making your decision.
